Before we can break ground, there’s a crucial step that protects your project: permitting and approvals. We handle all the behind-the-scenes coordination with local jurisdictions, HOAs, and utility providers to keep things moving smoothly. You won’t have to worry about red tape — we take care of it all.

What Permits Are Required for Your Custom Home?

Every municipality and county is different, but most projects require a mix of permits before construction can begin. We’ll manage the application process for:

  • Building permits (structural approval from city or county)

  • Septic/sewer and water connections

  • Electric and gas service coordination

  • Driveway and access easements

  • Tree, grading, or environmental permits, if applicable

Working With HOAs and Local Guidelines

In many Hill Country neighborhoods, architectural guidelines and HOA restrictions can affect your design. We review these early and coordinate with your HOA board on submittals, reviews, and approvals. Our goal is to get you approved the first time — and avoid delays caused by rework or resubmission.

Depending on location and scope, permitting can take anywhere from 2–8 weeks. During this time, we’re prepping everything else — finalizing the schedule, ordering materials, and coordinating subcontractors. While it may feel like a waiting period, a lot is happening to prepare for a smooth build start.

What You’ll See (And What You Won’t)

You’ll receive status updates, target dates, and clear communication during permitting, but most of the heavy lifting is behind the scenes. Here’s what’s happening while you plan your move or finalize finishes:

  • Coordinating with municipal offices and inspectors

  • Responding to plan review comments, if any

  • Submitting HOA packets and tracking feedback
